Feasibility Consulting - This is a review based on square foot data to see if the owner has enough finances or backing to proceed on their desired project. We will work with you to find the right size and construction type to fit the project to your budget.

Budgets from Historical Data - In this approach we carry feasibility even further and more in depth to begin to refine your budget and some of the details of the project.

Schematic Pricing - Once a project is set to proceed, schematic, design/development, & final design work together. Schematic is usually about 30% design completion or pretty much single line sketches usually with a brief Mechanical, Electrical & Plumbing narrative. A Guaranteed Maximum Price (GMP) is established and a contingency is agreed upon. This sets the scope of constructability, system components, and budgetary parameters to give the architects and engineers a guideline for their design documents.

Design/Development - When drawings are 60-70% complete, pricing is verified to make sure nothing needs to change or be cut back before final pricing of the GMP. This helps keep the architects and engineers in line with the schematic concepts, and prevents finishing the documents only to have them redesigned.

Final Design - Drawings are 80% or better and usually enough is known to begin to enter a construction contract.

Design/Build - We hire the Architectual/Engineering team, and after meeting with the owner to determine the parameters for functionality and/or aesthetics, then proceed with schematic drawings. This puts all design and professional liability under one blanket.
